Auction Report 14 June 2021

There was a very positive response to our 21st Auction Portfolio for 2021 with very active bidding resulting in sales “under the hammer “for 7 of the 8 properties offered For Sale.

The buyer response continues to demonstrate confidence particularly in the quality properties we market within our Eastern Beaches area.

Again, it was our pleasure to welcome a pleasing attendance to the Headsail room of the Bucklands Beach Yacht Club, the home of Ray White Auctions. Those attending included people who had registered bidding interest, those who had expressed conditional buying interest and obviously those who came along to see what is selling and for what price to give an idea of what is happening very currently in the real estate market.

The portfolio included quality properties across our residential areas of Half Moon Bay, Howick, Dannemora, Flat Bush and a family home located in the Goodwood Heights neighbourhood.

As highlighted in my recent reports, it was so pleasing to see vendors achieving sale results that allowed them to move on to enjoy their current requirements and buyers delighted to have the opportunity to buy quality properties. People taking a positive attitude, not waiting for life to pass them by or waiting to wait.

As also noted in previous weeks reports placing properties “on the market “to sell “under the hammer” was the key factor in vendors being rewarded with further bidding and achieving the pleasing final prices.

Highlights throughout the evening:

20C Waterloo Street, Howick got the evening off to a positive start having been brought forward from its 28 June designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date. It sold “under the hammer “at $1,410,000 and rewarded our Vendors for completing a quality four-bedroom new build townhouse with a Howick Village address

93 Baverstock Road, Flat Bush attracted buyers recognising a stylish brick and weatherboard family home in Flat Bush comprising 5 bedrooms, 3 bathrooms and 2 living areas.

After some 19 competitive bids it sold “under the hammer “at $1,455,000

16 Kalmore Place, Flat Bush offered buyers a sought after one level floor plan home located in a cul de sac neighbourhood. After some 18 competitive bids it also sold “under the hammer “at $1,370,000

27A Sunderlands Road, Half Moon Bay reflected the demand for easier care close to the Half Moon Bay Marina facilities and a two-bedroom home that has been in the same family ownership for over 30 years. This was not only a pleasing sale for our Vendors but also myself as this home was one of the first properties I auctioned when I came to Auckland to join United Realty. It sold “under the hammer “at $1,420,000

6/1 Gracechurch Drive, Flat Bush offered buyers an easier care modern terrace house of 4 bedrooms close to new convenience shopping services. It sold “under the hammer “at $865,000 after a positive start and some 9 further bids.

14 Haven Drive, Dannemora is an easier care two bedroom home located within walking distance to all the shopping and services at the Botany Town Centre. It sold “under the hammer “at $800,000 after some 14 competitive bids.

1/6 Chieftain Rise, Goodwood Heights offered buyers an opportunity to buy a family sized four-bedroom, two living rooms, home and it attracted 12 bids to sell “under the hammer “at $1,250,000

We continue to work with buyer interest for the remaining property to secure a sale that is satisfactory to our vendors.

So, after three weeks of marketing, extremely pleasing, positive, competitive bidding, for the seven properties sold under the hammer, but also, it needs to be acknowledged that the sales provided buyers with an opportunity to buy quality real estate assets knowing that while having to competitively bid/ buy to be the “winner” they were bidding/buying property that was also the first choice for a number of other buyers.

The excellent prices achieved confirmed our ability to maximise price for our vendors, however, to achieve such results, buyer interest, working with our mortgage broker partners, bidding registrations and actual competitive bidding are the components to achieving great results.

10 June

Our 239 Pt View Drive, Howick/ Dannemora lifestyle property was brought forward from its 21 June designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date. This is an impressive home surrounded by 5006m2 that offered space for privacy but also countryside views. It sold “under the hammer “at $2,800,000 and rewarded our Vendors for the presentation of the spacious floor plan of the home and its outdoor living attributes.

11 June

22 Reelick Avenue, Pakuranga is a three bedroom home surrounded by a 607m2 section in a Mixed Housing zone that attracted a variety of buyer interest with it selling “under the hammer “at $1,390,000 after a competitive 17 bids.

6 June

We were asked to market a home at 1/19 Alma Crescent, Papakura which drew immediate attention from a number of buyers. This property was brought forward from its 30 June designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date. Immediate buyer interest was not surprising as this traditional bungalow was presented as a “move in ready best, a sparkling total

renovation”.  There were 5 registered bidders, some of whom were buyers who have been searching around our greater Howick areas and from the preauction offer of $900,000 and with bidding from 4 of those registrations, 17 competitive bids finalised the sale at $985,000.

17 June 

11 Haseler Crescent, Mellons Bay was brought forward from its 21 June designated auction date due to an unconditional offer that was presented to our vendors and accepted subject the property being submitted to auction at the earlier auction date.

This four-bedroom home benefitted from the design elements of its floor plan and presentation that radiates a definite personality together with its Macleans school zone neighbourhood address. From a strong preauction offer of $1,7000,000 and with some further 16 competitive bids from three of the registered bidders it sold “under the hammer “at $1,852,000.
