Auction Report 28 April 2021

Our 28 April portfolio, was the 14th for 2021, where we welcomed, with an earlier start time, a pleasing attendance to the Headsail room of the Bucklands Beach Yacht Club, the home of Ray White Auctions.  Those attending included people who had registered bidding interest, those who had expressed conditional buying interest and obviously those who came along to see  what is selling and for what price to give an idea of what is happening very currently in the real estate market.

The portfolio included a quality 17 properties across our residential areas of Pakuranga, Sunnyhills, Half Moon Bay, Bucklands Beach, Howick, Highland Park, Dannemora, Flat Bush plus an attractively presented home in Karaka.

Again during the past week, there was commentary on real estate activity, and buyer activity reaction. While I heard reported “wait and see “comments from media commentators, it was satisfying to see the reaction from those who participated in the evening’s auction activity. Vendors were so pleased with their results allowing them to move on to enjoy their current requirements and buyers delighted to have the opportunity to buy quality properties. People taking a positive attitude, not waiting for life to pass them by or waiting to wait.

As noted in previous weeks reports placing properties “on the market “to sell “under the hammer” was the key factor in vendors being rewarded with further bidding and achieving the pleasing final prices.

Highlights throughout the evening :

283 Harbourside Drive, Karaka started the evening on a positive note. This property was brought forward from its designated 3 May auction date, due to an unconditional offer presented to our vendors and accepted subject to the property being submitted to auction at the earlier auction date. From the pre auction offer of $1,700,000 and some 11 further bids, it sold “under the hammer“at $1,755,000.

20 Dalwhinnie Parade, Highland Park was next to sell “under the hammer “ after being placed “on the market” $1,500,000 and eventually selling with a total of some 16 bids at $1,520,000.

2/12 Pigeon Mountain Road, Half Moon Bay is a ground floor apartment in the Terraces, buyer interest reflected the interest in tightly held smaller apartment complexes, with the Terraces close proximity to the Half Moon Marina also a position of importance. After a positive start it sold “under the hammer “ at $2,000,000.

9 Imperial Place, Regis Park offered buyers an opportunity to move to a very appealing, immaculately presented home within the carefully planned Regis Park , where 1727m2 ensures plenty of space privacy. Some 10 bids and negotiations during the auction resulted in a sale “under the hammer” at $2,400,000.

51A Rodney Street, Howick is a classic weatherboard home, well presented with modern kitchen and bathroom fittings, buyers appreciated both presentation and neighbourhood position.  It sold “under the hammer” at $1,130,000 after some 8 bids.

24 Palmyra Way, Half Moon Bay offered new ownership after 40 years of enjoyable family ownership with 16 bids securing the purchase “under the hammer “at $1,685,000.

6B Lisa Rise, Half Moon Bay attracted bidder interest for those seeking a one level floor plan design within a popular school zone. It sold “under the hammer “after some 10 bids at $1,070,000.

Post auction negotiations continued with sale results for 64B Highland Park Drive, Highland Park, 18A Riverlea Avenue, Pakuranga and 1/122A Bucklands Beach Road, Bucklands Beach.

We continue to work with buyer interest for the balance of the portfolio to secure a sale that is satisfactory to our vendors.

So, after three plus weeks of marketing, extremely pleasing, positive, competitive bidding, for the properties sold under the hammer, but also, it needs to be acknowledged that the sales provided buyers with an opportunity to buy quality real estate assets knowing that while having to competitively bid/ buy to be the “winner” they were bidding/buying property that was also the first choice for a number of other buyers.

The excellent prices achieved confirmed our ability to maximise price for our vendors, however, to achieve such results, buyer interest, working with our mortgage broker partners, bidding registrations and actual competitive bidding are the components to achieving great results.

2/32 Fiesta Drive, Half Moon Bay was brought forward from its 28 April designated auction date due to an unconditional offer presented to our Vendors and accepted subject to the property being submitted to auction at the earlier auction date.  It sold “under the hammer “at $1,050,000

18 Tawhiti Road, Pukekohe.  We were asked to market a near new home located within a newer residential area of Pukekohe. 3 bedrooms with combined living attracted buying interest with a first home buyer securing the sale “under the hammer “at $855,000

2 properties were brought forward from their 3 May and 10 May designated auction dates due to unconditional offers presented to our Vendors and accepted subject to the properties being submitted to auction at the earlier auction date.

Both properties excelled in their presentation:

128 Pigeon Mountain Road, Half Moon Bay from the pre auction offer of $1,250,000 and 31 further bids, it sold “under the hammer “at $1,405,000.

12 Aries Place in Sunnyhills from a pre auction offer of $1,310,000 and 36 bids, sold “under the hammer “at $1,444,000.

1/129 Meadowland Drive, Meadowlands Howick was a rare opportunity to secure a commercial multi use unit opposite the Meadowlands Shopping Plaza, in the heart of the Meadowlands business zone. It sold “under the hammer “at $1,600,000.

2/27 Dunkirk Road, Panmure is in a brand-new townhouse complex opposite the Mt Wellington War Memorial Reserve bordering the Tamaki River.  This is the third townhouse we have offered to buyers in the past 3 weeks, having sold numbers 8 and 7 “under the hammer “. Buyer interest emphasised the demand for quality contemporary styled easy-care living. This townhouse also sold “under the hammer “at $1,120,000 after a $1,080,000 start and 4 bids.
