Results from our 20 August Auction

A quite outstanding evening for our Vendor clients securing unconditional sales and buyers who in a matter of minutes, were able to confirm a purchase.

In our report from 16 July, I noted in the commentary about auction activity from real estate operators who have shied away from auction activity. In over 30 years of continually changing market conditions our company, Ray White Mountfort Estate Agents Ltd Licensed (REAA 2008), has never lost confidence in our goal and ability to effect an unconditional sale within a defined timeframe for our vendor clients.
The auction For Sale and Purchase Agreement is the only REINZ and Auckland District Law Society approved totally unconditional agreement.

Our 20 August portfolio was the 29th for this year.

A big crowd filled the Headsail room of the Bucklands Beach Yacht Club, the home of Ray White Auctions, to either take part in the buying process for the properties within this portfolio, or just came along to see what is selling and for what price to give an idea of what is happening very currently in the real estate market. A lot of real estate activity was clearly evident, vindicating our continued confidence in our auction marketing programmes.

Eight properties were unconditionally sold, many attracting very active bidding.

This week’s auction portfolio of properties was located in Bucklands Beach, Mellons Bay, Highland Park, Howick, Botany Downs, and Dannemora.

Highlights of “under the hammer” sales included:

  • 25 Copperfield Terrace – $1,050,000
  • 15 Ardagh Place – $1,555,000 after some 35 bids
  • 11 Millisle Place – $1,400,000 after some 10 bids
  • 2/30 Cromdale Avenue – $822,000 after some 8 bids
  • 41 Mirrabooka Avenue – $1,160,000 after some 14 bids
  • 2/57 Wellington Street – $1,303,000 after outstanding competition 65 bids
  • 41 Sale Street – $1,352,000

52 Dalwhinnie Parade sold immediately post auction after continued negotiation with the highest bidder.

Once again, a very pleasing result for our vendor clients and an excellent clearance rate after three weeks of marketing, but also a great result for buyers who were able to secure quality homes in very popular residential neighbourhoods.

I was so heartened to receive a text this morning “thank you for doing such a wonderful job at selling our home” – just so satisfying after a three week marketing programme.

We are still working with buyer interest for three homes and a section.

There are always various reasons why potential buyers cannot meet the terms of an Auction For Sale and Purchase Agreement which is a totally unconditional agreement, however, we try to work with these potential buyers to attract the best conditional sale for our vendor clients.
